办理完西门二期三号地块老屋的登记手续，美国华侨徐永泰感叹：在祖国，他切身感受到了政府服务人民的真诚和用心，以后自己要多回来看看。

After handling the registration formalities for the old house at No. 3 of phase II of XimenArea, the Chinese American Xu Yongtai saidhe was impressed by government's sincerity and consideration when serving people and he would come back home more often.

这是嘉善县西门二期棚改工作中，工作组用真心服务赢得群众的信任，践行“三服务”活动的一个缩影。

This represents the trust the working team has won from the public in phase II of Ximen shanty house renovation work in Jiashan County, and is also an epitome in the implementation of the "Three Services" activities.

中山西路1071号，原是徐永泰父亲徐思贤的家。1949年徐思贤离开嘉善后，这座200多平方米的宅子，承载了他许多的乡愁。徐永泰常听父亲提起故乡嘉善的往事。父亲去世后，老宅也成了几个兄弟姐妹心中的挂念。

No. 1071 of Zhongshan West Roadwas originally the home of Xu Sixian, Xu Yongtai's father. In 1949, after Xu Sixian left Jiashan, he felt nostalgic for this residence covering an area of more than 200m2. Xu Yongtai often heard his father talking about the hometown Jiashan. After his father passed away, Xu and his brothers and sisters are concerned about the old house.

去年10月西门二期棚改地块的房屋征收流程正式启动。当街道工作人员联系上徐永泰，告知他老宅要拆迁置换新房屋时，徐永泰还以为遇到了骗子，“没有想过会有这种好事。”

In October last year, the house expropriation work for phase II of Ximen shanty house renovation area was officially launched. When the staff from the sub-district contacted Xu Yongtai and told him that the old house would be demolished and a new house would be provided as a compensation, Xu thought he met a swindler for he "could not have imagined such a bless."

“棚改中，一些房屋涉及相关财产继承问题，工作组前期都进行了深入调查。”一位工作组负责人表示，徐永泰父亲的老宅也涉及到这些问题。工作人员将其房产建筑面积、土地证和房产证情况、继承人员情况进行了掌握，并调取了相关历史资料。

"In the shanty house renovation work, some houses involving problems about property inheritance, for which the working team has conducted deep investigations in the early stage." One responsible person of the working team said that the old house of Xu Yongtai also involved such problems. The staff investigated the building area of this real estate, its land certificate,house proprietary certificate as well as the situation on its inheritors. Also, they acquired relevant historical data.

4月4日，徐永泰从美国赶到嘉善，来到房屋征收现场，进行房屋征收情况登记，完成了登记。由于徐永泰对征收政策、继承法等不太了解，工作组工作人员，详细解答他的疑惑。在填写入户登记表格的时候，徐永泰因中文不是很好，工作人员耐心地指导其填写调查登记表。

On April 4, Xu Yongtai came to Jiashan from America, arrived at the house expropriation site and completed relevant registration formalities. Since Xu Yongtai was not familiar with the expropriation policies and inheritance laws, the working team answered his questions in detail. Not good at Chinese, Xu was provided with patient guaidance by the staff while filling the registration form.

令徐永泰惊讶的是，当天同时到场的还有棚改工作的律师、公证处工作人员。

To the surprise of Xu, not only were there the lawyers for the shanty house renovation work, but the notary office staff were also at the site.

“真是没想到，征收工作这么细致。”徐永泰竖起了大拇指。由于居住在美国，往来不方便，工作组还帮助徐永泰联系了律师事务所，让他真正“最多跑一次”。

"I hadn't imagined the expropriation work would be arranged with so much consideration," Xu Yongtai thumbed up. Since he resides in America, it was not convenient for his commuting. The working team helped Xu Yongtai contact a law office, which allowed him to handle the procedures with one visit at most.

徐永泰是英国牛津大学的特聘经济学教授，这次因征迁代表家族来故乡处理房产事宜，看到家乡改革开放的成就，还见到了生活在嘉善的亲人，他特别高兴。徐永泰自豪地说：“回去以后一定要把祖国服务群众的真心告诉家人，在海外的华人华侨中宣传祖国政府的务实和进取。”

Xu Yongtai is a distinguished professor of economics in University of Oxford in Britain. This time on behalf of his family, he came back to handle the matters about real estate and was  surprised to see his hometown's achievements.

"After I get back, I will tell to my families our motherland's sincerity in serving the publi. And I will promote our motherland's pragmatism and progress among my overseas Chinese friends," said Xu Yongtai in a sense of pride.
